This application is a loan calculator for the annuity method which is the typical real estate loan type in Germany. With the annuity method, a fixed monthly payment is calculated based on an initial interest and deduction rate. Because the interest rate and the monthly payment do not change over the term of the credit (which may be 10 years), the deduction part of the monthly payment to the creditor increases over the term, the interest part decreases. The loan amount, total monthly cost, net monthly cost, credit termination date, number of rates, the remainder, extra expenses and the total price a calculated based on the input.
